Josh Dempsey is an American real estate broker based in St. Helena, California, who works in the Napa Valley and neighboring Sonoma County wine country.[1][2] Since February 2021 he has been the Napa County regional director of the San Francisco brokerage Vanguard Properties, for which he opened the firm's St. Helena office at 1345 Railroad Avenue.[3][4] He leads a small team that markets itself as JD Napa Valley, with his wife, Erin Dempsey, as director of marketing and agent Matthew Johnson.[5][6]
Dempsey has sold real estate since 2000. Before moving into general brokerage he spent six years as director of real estate at Calistoga Ranch, an Auberge Resorts property in Calistoga, and he was later the exclusive listing agent for the 20 branded residences at Four Seasons Napa Valley.[2][7] He has closed $950 million in sales over his career, including more than $165 million in his two most recent years, at an average sale price above $4 million.[8][9] He was ranked 25th among individual agents on the 2023 Leading 100 list of top Northern California agents, with $127.9 million in 2022 volume, and 68th on the 2026 list.[10][11]
His practice covers the length of the Napa Valley, from the city of Napa north through Yountville and St. Helena to Calistoga, as well as Sonoma, Healdsburg and other parts of Sonoma County.[8][12] Much of his work involves valley-floor estates, vineyard and acreage properties and resort residences.[2][13]
Early life and career [edit]
Silicon Valley and Truckee
Dempsey was raised in Connecticut and moved west after high school to attend Santa Clara University, where he earned a bachelor's degree in economics in 2000.[14][2] His California real estate salesperson license was issued in October 2000, and he began his career in commercial real estate brokerage in Palo Alto.[1][7] After two years, a developer client hired him to help develop, build and sell 160 condominiums at The Boulders in Truckee, near Lake Tahoe, a project his early biography puts at $60 million in sales. He founded Boulders Realty to act as broker of record for the project,[14][2] and he received his California broker license in January 2003.[1] During this period he met Erin, then working in marketing at Northstar; they married in 2007.[2][6]
Calistoga Ranch
Josh and Erin Dempsey were hired by the owners of Calistoga Ranch, a resort and private residence club managed by Auberge Resorts, as its director of real estate and director of marketing. His earlier biographies give the year as 2008 and his current one gives 2007.[14][7][2] A 2011 profile of the resort quoted him as director of real estate, describing its lodges as "a very unusual combination of a rustic, natural setting."[15] The final fractional interest in the Residences at Calistoga Ranch closed on February 27, 2013, when the developer, Olympus Real Estate Partners, announced a sellout; the release identified Dempsey as director of sales.[16] Over six years the couple completed the sale of the resort's real estate offering, which his 2014 biography put at $72 million in sales.[14][2] A testimonial from the developer credits the pair with achieving "a virtual sellout of the residences in 2013."[5] The resort was destroyed in the Glass Fire in September 2020.[17]
Coldwell Banker and Four Seasons
After Calistoga Ranch, Dempsey became a broker associate with Coldwell Banker in St. Helena, representing buyers and sellers of residential, vineyard and winery properties.[2] In April 2014 he launched the JDNapaValley.com website, then affiliated with Coldwell Banker Previews International, with Erin as his marketing partner.[18] He received Coldwell Banker's International President's Premier Award, given to the top 1% of the company's agents, in 2013 and 2014, and said he ranked fourth in the company locally in 2014.[19][20]
While at Coldwell Banker he was retained by Four Seasons Napa Valley as the exclusive listing agent for its 20 branded residences in Calistoga. His 2021 biography stated that the residences had sold at record pricing, about $90 million in total, with closings scheduled for 2021; his website now describes them as completely sold out.[7][21]
Vanguard Properties
In February 2021 Dempsey joined Vanguard Properties, a privately owned San Francisco brokerage, to lead its expansion into the Napa Valley. His Vanguard biography at the time described the St. Helena office as the company's 15th in Northern California and its first in the Napa Valley; his later biographies call it the 16th.[7][2] The office occupies the ground floor of the Taylor, Duckworth & Company Foundry Building at 1345 Railroad Avenue, an 1884 foundry building listed on the National Register of Historic Places in 1982 that later housed the Terra restaurant.[4] After an 18-month renovation, it opened on September 1, 2022.[22] State licensing records list Dempsey as a broker associate of Vanguard Properties, Inc. and as manager of its St. Helena branch.[1]
His website reports sales of more than $110 million in 2022.[23] RealTrends credits him with $80.81 million across 22 transaction sides in 2025, an average of $3.67 million per sale.[24]

Josh Dempsey
Josh Dempsey (California DRE #01297595) holds a California real estate broker license, which was current as of September 2026.[1] His biography describes him as "inquisitive by nature" and analytical, and he works on both the buying and selling sides.[2] He and Erin live in St. Helena with their two children. Outside work, he surfs, snowboards and bikes.[2][8]
Erin Dempsey
Erin Dempsey is the team's director of marketing.[5] Raised in Colorado, she earned a bachelor's degree in journalism from the University of Kansas and worked in media buying for J. Walter Thompson in San Francisco. She then moved to Lake Tahoe, where she was a leasing agent for the Village at Northstar and marketing manager for the Hyatt at Northstar, and where she met Josh.[6] After six years as director of marketing at Calistoga Ranch, she spent two years as director of marketing for the Four Seasons Napa Valley Resort and Residences during the residences' launch.[6][25] For the team she prepares listings for market, producing property websites, brochures, signage and social media, and she edits a monthly newsletter that goes to more than 10,000 recipients.[6] The newsletter has been published monthly for more than ten years.[26] She volunteers with Napa CASA.[6][27]

Markets and specialties [edit]
Dempsey's website keeps community guides for St. Helena, Napa, Yountville, Calistoga, Oakville and Rutherford in Napa County, and for Sonoma and Healdsburg in Sonoma County.[12] His St. Helena page describes that town as his home market and office location, and says he also works Calistoga, Yountville, Napa, Oakville and Rutherford, along with Sonoma and Healdsburg.[8]
Napa
The city of Napa, at the southern end of the valley, is the county's largest housing market. Dempsey's website says the city has been "the deepest part of his transaction record," with Napa sales ranging from $450,000 to $9.1 million.[9] His Napa sales range from building lots and in-town houses near downtown to homes at the Silverado Country Club and estates in Coombsville, Carneros and the Oak Knoll District.[9][13] The highest-priced are 2051 Curry Lane in Coombsville, a new house on 6.81 acres with a 2.53-acre vineyard, which sold for $9,100,000, and 7774 Silverado Trail at $9,050,000.[13][30] He has handled repeated sales on Big Ranch Road in the Oak Knoll District, including 4125 Big Ranch Road, a 10-acre property with about seven acres of income-producing Chardonnay.[9][31] At Stanly Ranch, the Auberge resort community in Carneros, he closed 310 Vine Row Court for $5,800,000 in September 2024, and in September 2026 he was listing 306 Vine Row Court at $8,995,000.[9][32][33]
St. Helena
Dempsey lives in St. Helena and runs his office there, two blocks from Main Street.[8][22] His St. Helena sales include valley-floor estates on Fulton Lane, Wheeler Lane, Whitehall Lane and Palmer Drive; hillside property on Spring Mountain Road; and in-town houses on the west side and around Crane Park.[8][13] The highest-priced is 890 Fulton Lane, a farmhouse renovated by the architect Howard Backen, which sold for $9,000,000 in January 2024.[8][13] It was followed by 1500 Wheeler Lane, a Wade Design Architects house within the gates of Raymond Vineyards, at $7,800,000, and 2175 Palmer Drive at $7,000,000.[8] RealTrends ranked him fourth in St. Helena by sales volume and third by transaction sides for 2025.[24]
Yountville
Yountville, a small town between Napa and St. Helena, has limited housing supply because the state-owned Veterans Home of California occupies much of its land.[34] Dempsey's Yountville page says his recent work in the town has been on the buying side, where scarce inventory makes finding a property the main challenge.[34] He also listed and sold 1145 Ragatz Lane, a one-acre, permit-ready building parcel with a Napa address just outside the town, and in September 2026 he was listing 1237 Bella Oaks Lane, between Yountville and St. Helena, at $5,950,000.[34][35][36]
Calistoga
Calistoga, at the north end of the valley, is where Dempsey began working in the Napa Valley, at Calistoga Ranch.[17][2] There he has handled both branded resort residences and acreage. After selling the original Four Seasons Napa Valley residences, he has handled resales in the community. He was the listing agent for 10 Palisades Place, which sold for $3,550,000 in August 2025, and for 12 Palisades Place, which sold for $6,500,000 in January 2026. In September 2026 he was listing 21 Lawley Lane at $6,900,000.[17][37][38] On the acreage side, he represented the buyer of 4222 Mountain Home Ranch Road, an 11.9-acre estate, at $8,200,000 in January 2026. In August 2025, 3533 State Highway 128, a modern barn-style house on 6.99 acres, sold for $7,017,677.[17][13]
Napa Valley
Dempsey works across the whole valley, including the small unincorporated communities of Oakville and Rutherford, for which his website keeps community guides, and the hill community of Angwin, where he sold 300 Alta Loma Drive in 2021.[12][8] His St. Helena page describes the effect of the Napa County Agricultural Preserve, created in 1968, and later voter-approved land-use measures, which limit new development on the valley floor.[8] Vanguard Properties is a member of Leading Real Estate Companies of the World, which gives listings distribution through an international referral network.[8][4]
Sonoma
Dempsey's website includes the town of Sonoma among its community guides and describes his coverage as St. Helena, Napa and Sonoma.[39][23] His Sonoma sales include 19380 Desilu Drive, an 8.37-acre valley-floor vineyard compound east of town with about 6.5 planted acres of Merlot and an early-1900s Craftsman farmhouse, which sold for $4,600,000 in December 2021.[40] Another was 18775 Deer Park Drive, an Italian-style villa in Diamond A Ranch Estates, which sold for $4,175,000 the same month.[41]
Sonoma County
Elsewhere in Sonoma County, Dempsey has sold property in Healdsburg, including in the Dry Creek Valley, and in Santa Rosa.[42][43] His website says he has worked on the marketing and sales of Montage Healdsburg.[8] His Healdsburg sales include 225 NW Sumac Court #38 at $6,150,000 in 2023 and 4120 West Sausal Lane at $3,765,000.[44][45] He also sold 8507 Franz Valley School Road, a ranch-style property of more than 20 acres in the hills west of Calistoga, which was published in House Beautiful.[46] Vanguard Properties has five offices in Sonoma County.[4]
Vineyard, estate and acreage properties
Dempsey's biography lists vineyard and winery properties among his specialties alongside residential sales, and a large share of his recorded sales are rural estates.[2][13] Examples include:
- 4125 Big Ranch Road, Napa: 10.19 acres with about seven acres of Chardonnay ($6,250,000).[31]
- 2051 Curry Lane, Coombsville: 6.81 acres with a 2.53-acre vineyard ($9,100,000).[30]
- 2111 Las Amigas Road, Carneros: an 11-acre vineyard estate ($3,495,000).[47]
- 3761 Silverado Trail North, Calistoga: 5.9 acres with a 2.9-acre vineyard and a house designed by William Turnbull ($5,250,000).[48]
- 1330 Whitehall Lane, St. Helena: a valley-floor compound with its own 0.8-acre Sauvignon Blanc vineyard ($5,000,000).[49]

His websites contrast the flat, plantable valley floor of the Oak Knoll District with the hillside Coombsville appellation. They also cover how wells, septic systems, vineyard leases, Agricultural Preserve setbacks and wildfire insurance affect rural sales.[9][8] He has also sold building sites with approved plans, such as 2277 Mora Avenue in Calistoga, a 1.91-acre parcel with plans by Signum Architecture.[50]
Resort residences
Resort-branded real estate has been part of Dempsey's career since Calistoga Ranch. His roles have included directing sales at Calistoga Ranch, acting as exclusive listing agent for the Four Seasons Napa Valley residences, and handling resales there. His website also says he has worked on the marketing and sales of Stanly Ranch, an Auberge Resorts Collection property in Napa, and of Montage Healdsburg.[16][7][8] The Four Seasons residences are one- and two-story villas designed by O'Bryan Partnership and Erin Martin, each with two primary suites, an owner's wine cellar and a two-car garage.[21] He has also sold a fractional interest at the Carneros Resort in Napa.[51]

Dempsey's team pairs his brokerage work with Erin Dempsey's in-house marketing, which includes property websites, brochures, signage, social media and a long-running monthly newsletter.[6][26] Through Vanguard Properties, clients have access to listing and escrow coordinators and the firm's marketing programs.[52] His website emphasizes off-market and pre-market sales, which it describes as common among owners of high-end valley properties.[8][9] Client testimonials often mention buyers relocating from other states, as well as a vacant-land sale in western Napa County that took several years to complete.[53][5]

Community involvement [edit]
The team's giving-back program centers on Napa CASA (Court Appointed Special Advocates), which serves children who are dependents of the Napa County court. Erin Dempsey volunteers at least five hours a week with the organization.[27][6] Dempsey is a St. Helena resident, and his office building also houses Birch & Tailor Interior Design, One True Vine and Hundred Acre Winery.[22]
